How to reserve a property:

  • Read well the listing’s details .

  • Fill the form: Book your stay.

  • Proceed with the booking.

  • Read carefully and approve our booking agreement.

  • Finalize the reservation by paying the booking amount via credit card or PayPal.

In case you have further questions please fill the form contact us and you’ll receive a quick reply within 12 hours. Balance to total payment is due no later than 30 days before the first day of the rental. If you book less than 30 days before the first day of rental, the full rental amount is required.

After the full payment has been received, the Guest will receive a welcome email with all details to organize check in.

In special: complete home address and owner’s contacts including whatsapp (which is our favourite way to communicate during your stay).

Unless you didn’t do already, one week before your arrival the owner and/or his representative will get in touch with you to schedule an arrival time end eventually a pre-meeting point from where he will drive you home.

Is there any booking fee charged upon or after the rental payment?

There are no additional booking fee on the rental price.

Can I bring my pet?

Normally yes on average basis, however if you wish to bring a domestic pet, please ask it at the time of booking. Should authorization be granted, please make sure you comply with the Italian laws for pet-transportation and import

Utilities are included in the rental fee?

In case is not specified in the property listing details, utilities are not included on the rental fee and are charged per consumptions (with records taken at check-in and check-out) or with a reasonable lump sum amount if readings are not easily practicable. In this case the amount is always specified at the booking and it depends from the duration of the stay and the number of people in the staying in the property.

Can We Check In/Out Early In The Morning Or Late In The Night?

Check in time is from 3.30 p.m. to 7.30; Check out time is at 10:30 a.m.

Based on availability, arrangements outside of these times can be accommodated with a service fee for late Check in, if necessary: Check-in after 8 p.m. 40 euro additional. After 11pm: 80 euro additional (ask for availability).

Check out time 10.30 a.m. should you need to check out earlier or later just ask to the owner at time of check in. Based on availability he will be happy to help you.

When I Arrive How And Where Can I Collect My Keys?

Directly at the property from the owner or its representative. After second payment you’ll receive a welcome email with all details for your check in, in special: the complete home address the owner’s contacts including WhatsApp. One week before your arrival the owner will get in touch with you to schedule an arrival time.

Is It Safe To Make My Payments Online with Livitalian.com?

Yes, it is. All payments are safe as are done via PayPal getaway either the one with credit card is under Paypal responsibility.

 

What Is The Local Tourism Tax?

When staying overnight in Italy, some of the city or regions has the Local Tourism Tax to be paid to the Local authorities by the owner. It can goes from 1,5€ to max 3€ per night per person ; the money will be paid in cash directly on site and will be invested in the development of infrastructure, tourist services and support of cultural heritage of Italian Territory. Severe penalties are applied to property owners that do not charge this tax.

I’ll find the property exactly as in the pictures?

Photographs are intended to give a general idea of the property, rather than the details. Livitalian disclaims any liability for any modification of the villa and all aspects of the surrounding terrain, which can be changed since the photographs were taken. Most of the property are owned by us or by our dear friends. This is the reason why we know each property very well and provide accurate descriptions. However, we assume no responsibility for any modifications made by the owners without Livitalian knowledge and / or for the construction or modification of the area surrounding the property. We ask the owners and do our best to keep up-to-date photographs but photos are not to be taken as binding for Livitalian.com in any case.

How can I pay my vacation house?

(1) Online. Payment: via paypal/credit card. (When you see the pay-on-line circle).

(2) Through the “Contact us” form. Payment via wire transfer.

What if the property for some reasons becomes unavailable?

If the property that the client has booked becomes unavailable for reasons beyond the control of the owner or due to force majeure (including earthquakes, fires, terrorist activities, natural disasters) we reserve the right to offer a similar property to the client or where it is possible or refund the amount paid by the customer.
